The friendly rep in the sales office is licensed to represent the builder — not you. A one-minute call registers you with an independent buyer advocate before your first tour, so you keep every protection you're entitled to.

Why call first

Why you can't just ask the builder's rep for advice.

The sales rep works for the seller — not you.

The person greeting you at the model home is paid by the builder and has a legal duty to advance the builder's interests. That means their job is to protect the builder's contract, the builder's margins, and the builder's timeline — not to flag the clauses that quietly cost you money.

It's not a scam. It's just whose team they're on.

Why day-one registration matters.

Most builders require your independent representation to be registered before your first visit. Walk in unregistered — even to "just look" — and you can permanently waive your right to add an advocate later, along with the credits and negotiation leverage that come with one.

One call before you park in the sales-office lot is usually all it takes.

The risk of touring first, asking questions later.

Once your name is in the builder's system as an unrepresented visitor, that status typically sticks with that community for the life of the deal. There is usually no going back and adding representation after the fact.

What you get

Three protections. Zero out of pocket.

$0 Cost to You

Buyer representation is paid out of the builder's existing marketing budget. Registering with us costs nothing and never comes out of your pocket.

Cash-Back Closing Credits

Where allowed, we rebate a portion of the commission back to you as a closing credit — real dollars applied to your down payment or closing costs.

Contract Protection

We read the builder's purchase agreement, addenda, and upgrade sheet before you sign, and flag the clauses buyers most often regret later.

The cost of skipping this call

Four things buyers commonly give up by touring first.

Nothing here is a scare tactic. It's just what the paperwork actually says — and what we see happen every week.

  1. 01

    The closing credit rebate.

The portion of the commission that could have come back to you as cash at closing.

  2. 02

A contract review before you sign.

An independent read of the purchase agreement, addenda, and upgrade pricing sheet.

  3. 03

    Negotiation leverage on upgrades.

Someone in your corner when the design center presents 40 pages of options.

  4. 04

In most cases, the right to add representation later.

Once you tour unregistered, that status usually can't be undone for that community.

None of this costs anything to avoid — it just requires one call first.

Questions

Frequently asked, plainly answered.

Does this really cost me nothing?

Correct. Buyer representation on new construction is paid by the builder out of a budget they already set aside. Registering with us adds nothing to your price and can add a closing credit back to you.

Do I have to sign anything today?

No. The call is informational. We only register you with the specific builders you're planning to visit, and there's no contract to sign to get your Pass.

What if I already toured a community unregistered?

Call anyway. Depending on the builder and how far things have gone, we can sometimes still help — and we can definitely still protect any other builders you haven't visited yet.

What does 'builder exclusivity' mean?

Most builders' policies say the buyer's representative must be introduced on the first visit. Skip that step and you often can't add representation to that community later, no matter what.

How is this different from a regular real estate agent?

We specialize in new construction — builder contracts, upgrade sheets, incentive stacking, and the timing rules that resale agents don't run into every day. You still get a licensed advocate, just one whose entire practice is new builds.
